Memoria de calidades FOUNDATION AND STRUCTURES. The foundation will be constructed by means of a braced footing system. The basement walls will be in reinforced concrete with thicknesses according to the detailed wall drawings. The structure of the buildings will consist of reticular metal floor framework and concrete columns. The foregoing works will be performed according to the EHE standard and the seism-resistance standard NCSE-02. EXTERIOR WALLS. The exterior walls of all of the buildings will be composed of: Brickwork ½ foot thick, built with bricks set in cement mortar, interior rough-rendering, spray-foam insulation chamber and double air space. ROOF. The roofing will be new Arabian-style tile, aged and with different shades of colour based on a straw-like tone, with slopes generated by gable rafters, ceramic roof deck blocks, water-proofing and compression layer. EXTERIOR AND INTERIOR COATINGS. The façade will be coated with water-repellent rough-rendering and paint and regulation weatherproofing. The interiors will be rough-rendered and coated with perlite plaster and paint. Interior ceilings rough-rendered and coated with perlite plaster and white paint. Plaster false ceilings in rooms or areas where necessary. TILING, PLATING AND FLOORING. The exterior surfaces of the buildings will be finished in terracotta, china stone, marble, natural stone, artificial stone, arranged according to the design. The interior floors of the dwellings will be marble, with ceramic tile flooring in kitchens, on terraces and porches. The exterior corridors in the common areas will have marble floors. ELECTRICITY. Each dwelling will have a control box and protective device, and each building will have a centralised area for meters on the ground floor. The mechanisms will be of the Niessen brand or similar. PLUMBING. Pipes will be copper or polybutylene in the vertical and horizontal distributions. The hot-water distribution pipes will be appropriately insulated. The drain pipes will be PVC. The installation will include hot water return pipes. SPECIAL INSTALLATIONS. Installation of 1 heat pump and air-conditioning ducts in each apartment. Pre-installation of an alarm system connectable to an alarm switchboard. The water heater will be electrical, installed in a vertical cabinet. Kitchens will be delivered furnished and equipped with appliances, (electric stove, oven, exhaust fan, refrigerator, stainless steel sink, dishwasher and washer-dryer). BEDROOMS. The common corridors and stairs will have marble flooring mixing squared and angled layout, with a design in marble, china stone or natural stone according to the plans. The interior lighting of the common areas buildings will be installed with a timer. The outdoor lighting will be installed with light sensors. Automatic watering system in garden areas. Common swimming pools. GARAGES AND STORAGE ROOMS. The garage floor will be in float-finished concrete. Automatic garage door with remote control. The garage doors for pedestrian access will stay locked, requiring a key for entrance. In the garage, storage rooms will be built, rough-rendered and painted, with ventilated metal door and lighting point on the inside.
